Roof Repair Before Selling a House in Austin

A roof is one of the few things that can hold up a sale in Austin outright, because a buyer’s lender and insurer both care about it. You have three options and they are not equally good in every case.

Everything below comes from public records — the City of Austin’s building permit file and the Texas business register — rather than from estimates or industry averages.

Repair, credit, or price it in

  • Replace before listing. Costs the most up front, removes the objection entirely, and you rarely recover the full amount in the sale price — but you do recover it in speed and in not negotiating from a defensive position.
  • Offer a credit at closing. Cheaper for you and often preferred by buyers, who then choose their own contractor and colour. The risk is that the negotiated credit tends to exceed what the work would have cost you.
  • Disclose and discount. Legitimate, and it narrows your buyer pool — some lenders and insurers will not proceed on a roof at the end of its life.

Unpermitted work is what actually derails closings

If a previous roof was replaced without a permit, it surfaces during the buyer’s due diligence, and at that point you are negotiating retro-permitting under time pressure. Austin’s permit record is public and searchable by address, so this is worth checking about your own house before you list rather than after you have an offer.

What Texas disclosure requires

The seller’s disclosure notice asks directly about the roof: its age where known, previous repairs, and any known defects. Guessing is worse than saying you do not know. Where a written inspection report exists, providing it converts an argument into a document — and a clean one removes a negotiating lever from the buyer before they find it.

Getting the timing right

Roof work in Austin queues after storms. 2024 was the busiest year on record and 2022 the quietest, and in the wave after a hailstorm you will pay more and wait longer. If you know you are selling in six months, the roof decision is worth making early rather than in the week before listing.

A cheap piece of preparation

Get a written condition report with photographs before you list. It costs a few hundred dollars, it tells you which of the three options above you are actually choosing between, and if it comes back clean it goes straight into the listing.

The thing nobody tells you about Texas

There is no state roofing licence in Texas. No trade examination, no bonding requirement, no state registration specific to roofing. When a website says “licensed and insured”, the second word is doing all of the work.

So “licensed” is not a filter you can use here. Three things are: a current certificate of insurance with dates you can read, the date the business actually started trading (a public state filing, exact to the day), and a written scope that names materials, squares, what happens to the decking, the flashing, the permit and the warranty split. A quote that is one line and one number is not a quote.

And one to walk away from: a contractor offering to “waive your deductible” or fold it into the price is describing insurance fraud, and in Texas the homeowner is a party to it.

The ten lines a written quote should contain

Most of the difference between two roof quotes in Austin is not the shingle. It is what surrounds it, and what quietly went missing from the cheaper one:

  • The material, named by manufacturer and product line — not just “architectural shingle”.
  • The number of squares. Without it, two quotes cannot be compared at all.
  • Tear-off or overlay, and how many existing layers come off.
  • Decking replacement, priced per sheet. The single clause that most often turns a fixed quote into a variable one.
  • Underlayment, and what specifically goes into the valleys.
  • New flashing at every chimney, wall and vent — replaced, not reused.
  • Ventilation: what is kept, replaced or added.
  • Who pulls the permit, and whether the fee is inside the price.
  • Cleanup, including a magnet sweep for nails.
  • The warranty, split explicitly into labour and material.

A quote that is one line and one number is not a quote. It is an opening position, and you have no way of telling what was left out of it.
