Shingle and Flashing Repair in Austin, TX

1,251 building permits in Austin mention shingles or flashing — the second-largest category of roof work in the entire record, behind only full replacement. 861 of them are residential.

Everything below comes out of the City of Austin’s own building permit file and the Texas business register. Both are public records, and neither is what the advertising is based on.

Flashing causes more leaks than shingles do

Shingles fail slowly and visibly. Flashing fails invisibly and all at once. It is the metal that seals the joints where a roof meets something else — a chimney, a wall, a vent pipe, a skylight — and those joints are where almost every roof leak in Austin actually starts.

The practical consequence when you are reading a quote: if it covers shingles and says nothing about flashing, it is not a complete job. Ask specifically what happens to the flashing around the chimney and the vents, and whether it is being replaced or reused. Reused flashing on a new roof is the most common corner cut in the trade.

What kills shingles here

  • Ultraviolet. At this latitude, sun does more damage than water. It dries the asphalt and the granules let go.
  • Heat cycling. A roof deck in an Austin August passes 150°F and drops forty degrees overnight. That expansion and contraction backs nails out and breaks seals.
  • Hail. Bruising fractures the mat under the granules; the failure shows up years later.
  • Wind. A lifted shingle that lays back down looks fine and is no longer sealed.

Together they take four or five years off a shingle’s rated life. A product sold as twenty-five year gives fifteen to twenty here, and that is the number to plan around.

Repair or replace?

The rough rule is area and age. Damage confined to one slope on a roof under ten years old is a repair. Damage scattered across several slopes, or any damage on a roof past fifteen, is usually a replacement dressed up as a repair if somebody quotes it that way — because patching a roof that will need replacing in two years means paying for the same scaffolding twice.

The other consideration is matching. Shingle colours are discontinued and they fade. A repair on a ten-year-old roof will be visible from the street, and if you are selling the house that matters.

Shingle & flashing repair permits, year by year

The busiest year was 2025, with 184. Peaks in a single category are worth reading: a spike in replacement work follows hail, while a spike in repair work usually follows a run of dry, hot summers that finish off roofs already near the end.

Where shingle & flashing repair gets done

These five ZIP codes account for the largest share. That is partly housing density and partly the age of the stock — and where one category clusters, the contractors nearby have usually tuned themselves to it.

What this costs in Austin

Austin’s permit file holds 600 residential jobs that are roof work and nothing else — not remodels that happened to touch the roof — each with a declared value. That is the only honest basis for a price on this page. Here is how they fall:

  • under $10,000 — 256 permits (43%)
  • $10,000–$20,000 — 116 permits (19%)
  • $20,000–$30,000 — 102 permits (17%)
  • $30,000–$50,000 — 49 permits (8%)
  • over $50,000 — 77 permits (13%)

Six in ten come in under $20,000. The average across all 600 is $27,916, higher than the middle of the range because the big jobs pull it up — which is exactly why a single average is a bad way to budget.

A declared value is what somebody wrote on the application before the old roof came off. It tells you the league a job is in; it does not tell you what the final invoice said. It is still better evidence than a national average with the word “Austin” dropped into it.

Before you call anybody

Texas issues no state roofing licence — no trade exam, no state registration specific to roofing. So “licensed and insured” is doing all of its work in the second word. Ask for a current certificate of insurance with dates you can read, ask how long the business has actually been trading, and get the scope in writing before anyone starts.

One practical tip for this job in particular: Ask to see the old flashing after the job. A contractor who replaced it will show you; one who reused it will change the subject.
