Roof Repair After a Hailstorm in Austin

Austin’s permit record is, read properly, a history of its hailstorms. Volume swings from 463 roof permits in a quiet year to 905 in a heavy one — and only twelve of the 91 neighbourhoods the city maps share the citywide peak year, because hail falls in bands a few miles wide rather than across a whole city.

Everything below comes from public records — the City of Austin’s building permit file and the Texas business register — rather than from estimates or industry averages.

Your neighbourhood had its own storm

That last point is the useful one and almost nobody publishes it. When the news says a hailstorm hit Austin, it hit part of Austin. The permit data shows neighbourhoods peaking in completely different years to each other and to the city as a whole — which is why “was it a bad year in Austin” is the wrong question and “was it a bad year on this street” is the right one.

The damage is invisible at first, and that is the trap

Hail on asphalt is rarely a hole. It is bruising: the granules that protect the mat are knocked off and the mat beneath is fractured. Nothing leaks that week. The roof fails two or three years later, once Texas ultraviolet has finished off the exposed mat.

So the roof that looks fine from the driveway may not be, and the insurer’s filing window is running while it looks fine. Miss it and the damage is reclassified as wear and tear, which nobody covers.

The claims wave, and where you want to be in it

There is a consistent lag between a storm and the permits: hail falls, adjusters come out over the following weeks, scopes are agreed, and permits are pulled two to six months later. During that wave prices firm and the calendar fills.

If your roof is not letting water in, you are usually better off inspected early and scheduled late.

Spotting a storm chaser

After every significant event, out-of-state crews work the affected streets door to door and then leave. Some do acceptable work. The problem is that a workmanship warranty from a company that will not be here next year is worth nothing, and the sales pitch is indistinguishable from a legitimate one.

The test that works is not the conversation. It is whether the business existed before the storm. Texas publishes the exact date every business first reported sales — of the 81 roofing and exterior contractors registered across this metro, the oldest dates from January 1, 1988. A company registered last month cannot dress that up.

And the offer to refuse

“We’ll waive your deductible.” It is insurance fraud in Texas, the homeowner is a party to it, and it appears reliably in the weeks after a storm.

The thing nobody tells you about Texas

There is no state roofing licence in Texas. No trade examination, no bonding requirement, no state registration specific to roofing. When a website says “licensed and insured”, the second word is doing all of the work.

So “licensed” is not a filter you can use here. Three things are: a current certificate of insurance with dates you can read, the date the business actually started trading (a public state filing, exact to the day), and a written scope that names materials, squares, what happens to the decking, the flashing, the permit and the warranty split. A quote that is one line and one number is not a quote.

And one to walk away from: a contractor offering to “waive your deductible” or fold it into the price is describing insurance fraud, and in Texas the homeowner is a party to it.
