Chimney Flashing Repair in Austin, TX

53 Austin permits mention chimney work on a roof. The number understates the problem badly, because reflashing a chimney rarely needs a permit — and chimney flashing is the single most common source of roof leaks in this city and most others.

Everything below comes out of the City of Austin’s own building permit file and the Texas business register. Both are public records, and neither is what the advertising is based on.

Why chimneys leak more than anything else

A chimney is a masonry structure passing through a roof, and the two move differently. The house settles, the masonry does not, the roof expands and contracts with heat. Everything at that junction is under constant low-level stress, and the only thing keeping water out is a metal detail perhaps two inches wide.

Add the fact that a chimney sits proud of the slope, so water flowing down the roof arrives at it from above and has to be diverted around, and you have the hardest detail on most roofs.

Step flashing and counter flashing are not the same

This is worth understanding before you get a quote, because it separates a real repair from a bodge:

  • Step flashing — individual L-shaped pieces of metal woven in with each course of shingles up the side of the chimney. Each piece laps the one below.
  • Counter flashing — metal let into a groove cut in the mortar joint, folded down over the top of the step flashing so water cannot get behind it.
  • The cricket (or saddle) — a small ridged structure on the upslope side of a wide chimney that splits the water and sends it round. Required on chimneys over thirty inches wide, and frequently missing on older Austin houses.

The bodge to refuse

Roofing cement smeared over the joint. It is cheap, it looks like a repair, and it works for about a year until Texas heat cycling cracks it — after which it holds water against the masonry rather than shedding it, and the problem is worse than before.

If somebody proposes sealing your chimney flashing with tar or caulk as the fix rather than as a temporary measure, that is the answer to whether you should use them.

While somebody is up there

Ask about the crown — the concrete cap on top of the chimney — and the mortar joints. Water gets into a chimney from above as often as from the sides, and a cracked crown will keep your ceiling stained no matter how good the flashing is.

Chimney flashing permits, year by year

The busiest year was 2013, with 7. Peaks in a single category are worth reading: a spike in replacement work follows hail, while a spike in repair work usually follows a run of dry, hot summers that finish off roofs already near the end.

Where chimney flashing gets done

These five ZIP codes account for the largest share. That is partly housing density and partly the age of the stock — and where one category clusters, the contractors nearby have usually tuned themselves to it.

What this costs in Austin

Austin’s permit file holds 600 residential jobs that are roof work and nothing else — not remodels that happened to touch the roof — each with a declared value. That is the only honest basis for a price on this page. Here is how they fall:

  • under $10,000 — 256 permits (43%)
  • $10,000–$20,000 — 116 permits (19%)
  • $20,000–$30,000 — 102 permits (17%)
  • $30,000–$50,000 — 49 permits (8%)
  • over $50,000 — 77 permits (13%)

Six in ten come in under $20,000. The average across all 600 is $27,916, higher than the middle of the range because the big jobs pull it up — which is exactly why a single average is a bad way to budget.

A declared value is what somebody wrote on the application before the old roof came off. It tells you the league a job is in; it does not tell you what the final invoice said. It is still better evidence than a national average with the word “Austin” dropped into it.

Before you call anybody

Texas issues no state roofing licence — no trade exam, no state registration specific to roofing. So “licensed and insured” is doing all of its work in the second word. Ask for a current certificate of insurance with dates you can read, ask how long the business has actually been trading, and get the scope in writing before anyone starts.

One practical tip for this job in particular: Look at the mortar line where the counter flashing enters the brick. If the metal is simply bent against the wall rather than let into a cut groove, it was never done properly.
