Roof Inspection in Austin, TX

There are no roof inspections in Austin’s building permit record. Not few — none. Inspecting a roof is not construction, so no permit is issued and no public trace exists. Anybody publishing “inspection statistics” for this city is making them up.

Everything below comes out of the City of Austin’s own building permit file and the Texas business register. Both are public records, and neither is what the advertising is based on.

What a real inspection produces

A written condition report, with photographs, that a third party could read and understand. If what you get is a verbal “it needs replacing” and a quote, you have had a sales visit, not an inspection.

The report should cover the covering itself and its remaining life, the flashing at every penetration, the state of the decking where it can be seen from the attic, the ventilation, the gutters and fascia, and any previous repairs. It should say what needs doing now, what can wait, and roughly how long the roof has left.

When one is actually worth paying for

  • Before you buy a house. The general home inspection looks at the roof from the ground or a ladder at the eaves. That is not the same thing.
  • Before you sell. A clean written report removes a negotiating lever from the buyer.
  • After a hailstorm, within your insurer’s filing window — damage that is invisible from the ground still counts.
  • At fifteen years. That is where an Austin asphalt roof starts to go, and knowing gives you a year or two to plan rather than react.

Free inspections are sales calls, and that is fine

Most roofing companies inspect for nothing because they want the job. That is a reasonable trade and it is not dishonest — but it does mean the person telling you whether you need a new roof is the person who would sell it to you. If the stakes are high, or you are getting conflicting opinions, paying an independent inspector a few hundred dollars for a report with no work attached is the cheapest clarity available.

What Texas does not do for you

There is no state roofing licence here, and no state inspection standard. Nobody is checking the inspector’s qualifications on your behalf. What you can check yourself is how long the business has been trading — a public state filing, exact to the day — and whether it carries current insurance.

Why there is no price table on this page

Not one permit in Austin’s entire building record covers this work. That is a fact about permitting rather than about demand: the city requires a permit for construction, and roof inspection mostly is not construction. So no honest local figure exists, and a site that gives you a confident Austin number for it has not counted.

What the record does support is the surrounding context. Across 600 residential permits that are roof work and nothing else, the declared values run from under $10,000 for 43% of them to over $50,000 for 13%, averaging $27,916. Use that for scale on the bigger jobs, and treat anything quoted for this particular service as a conversation rather than a benchmark.

There is a small advantage buried in this. Work that needs no permit also needs no inspection, which means the only quality control is the contractor and whatever you ask for in writing. Get the scope on paper even when the city is not asking anybody for anything.

Before you call anybody

Texas issues no state roofing licence — no trade exam, no state registration specific to roofing. So “licensed and insured” is doing all of its work in the second word. Ask for a current certificate of insurance with dates you can read, ask how long the business has actually been trading, and get the scope in writing before anyone starts.

One practical tip for this job in particular: Ask for the report to be sent before the quote, as a separate document. A company that will not separate the two is selling, not inspecting.
