Roof Repair in Four Points

Four Points accounts for 169 of the roof permits Austin has issued, which places it 30th of the 91 neighbourhoods the city maps.

The City of Austin publishes its building permits with coordinates, and it publishes the boundary of every neighbourhood — but it never puts the two together. We did. Everything below is what falls inside the Four Points boundary specifically, not the ZIP code it sits in.

The permit record for Four Points

Roof permits in Four Points, year by year

The busiest year on record for Four Points was 2011, with 59 permits. A spike inside one neighbourhood is almost always weather. Hail falls in a band a few miles wide, and the claims reach the permit desk three to six months behind it.

Year Permits
2010 48
2011 59
2014 2
2015 3
2017 1
2018 6
2019 3
2021 1
2022 2
2023 2
2024 1
2025 5
2026 part year 29

Recent trend: up 167% — 8 permits in 2023–2025 against 3 in 2020–2022. In a single neighbourhood a rise that steep is rarely gradual ageing. Something concentrated it: weather, or a run of houses reaching the same birthday.

Four Points is not mainly houses, at least not in the permit record: 91% of its roof permits are on commercial buildings. That inflates the totals relative to a purely residential neighbourhood and makes the money figures harder to compare.

It also skews what you will hear locally. If the busiest roofers in this area are working on commercial buildings, their references, their pricing and their scheduling are all built around that world. For a house, look for somebody whose ordinary week is houses.

How concentrated the work is

Four Points covers 7.86 square miles, which works out at 22 roof permits per square mile — 74th densest of the 91 neighbourhoods with a measured area. The city average is 99.

Spread this thin, travel time starts to matter. Some crews put it in the quote and some absorb it, and the only way to know which is to ask. It is also why an inspection here may be slower to arrange than one closer in.

Worth holding those two rankings side by side: Four Points is 30th of 91 by sheer number of permits but only 74th by density. It appears high on the list because it covers a lot of ground, not because any particular street is unusually busy.

What the work in Four Points actually is

  • Remodel — 135 (80%)
  • New — 19 (11%)
  • Repair — 8 (5%)
  • Addition — 4 (2%)

Nearly all of it is work on existing roofs. Four Points is looking after what it has, and in that kind of area the question worth asking a roofer is not the price but what happens if the decking underneath turns out to be soft.

What roof work costs in Four Points

12 residential roof permits in Four Points carry a declared value. The median is $30,000. Median rather than average on purpose: one gut renovation on a single street would drag an average somewhere useless, and in an area this size that happens easily.

That is 1.4 times the citywide neighbourhood median of $21,890. Nobody is charging Four Points a premium for its postcode. Square footage, pitch and covering do the whole of that arithmetic.

A permit value is an intention, not an outcome. Still better evidence than a national average, because somebody wrote it while standing in front of the actual house.

When Four Points roofs come due

Since 2006 the city has permitted 497 new homes inside Four Points. 89 of them — 18% — went up between 2006 and 2010.

89 houses built inside five years is a wave, not a trickle. Heat, ultraviolet and the odd hail event take four or five years off a shingle’s rated life here, which puts the whole group past sixteen and into the stretch where a storm stops being survivable.

The year the sky picked this neighbourhood

Austin as a whole peaked in 2024. Four Points peaked in 2011 — a different year entirely. That year ran 432% above this neighbourhood’s own average, which is the signature of a hail band rather than ordinary wear.

This is why citywide roofing statistics mislead. Storms are local: 79 of the 91 mapped neighbourhoods peaked in a year the city as a whole did not. Four Points took its hit in 2011, and the roofs replaced then are now 15 years old.

For scale: Four Points holds 1.1% of every roof permit issued in Austin.

If you own a roof in Four Points

None of this replaces an inspection. It does mean you can walk into one knowing what the street has been paying and when it was last done, which is more than most people have.
