Roof Replacement Cost in Austin, TX

Replacement is the largest category in Austin’s roof record — 6,985 permits describe a reroof, a replacement or a new roof. Of those, 600 are residential, roof-only, and carry a declared value, which is the set worth quoting from.

Everything below comes from public records — the City of Austin’s building permit file and the Texas business register — rather than from estimates or industry averages.

The distribution

  • under $10,000 — 256 permits (43%)
  • $10,000–$20,000 — 116 permits (19%)
  • $20,000–$30,000 — 102 permits (17%)
  • $30,000–$50,000 — 49 permits (8%)
  • over $50,000 — 77 permits (13%)

The average is $27,916, and the median sits in the $10,000–$20,000 band. Where your house lands depends far more on its size and shape than on which contractor you choose — which is why comparing two quotes on price alone, without comparing what they cover, tells you almost nothing.

The one clause to get in writing

Decking. When the old shingles come off, some of the plywood underneath will be soft — and nobody, including an honest contractor, knows how much until that moment. If the quote does not state a per-sheet price for replacement decking, the number in front of you is provisional and you have not been told.

Ask for it as a rate, ask roughly how many sheets they would expect on a house of that age, and ask to be shown the bad sheets before they are replaced. All three are reasonable and a good contractor will not blink.

Material, and the arithmetic that actually matters

Among these filings, the 16 mentioning metal average $26,823 against $13,487 for the 45 mentioning shingle. Small samples describing different houses — but the direction matches the trade’s own rule that metal runs two to three times asphalt.

The life expectancy runs in roughly the same ratio, so on a house you are keeping for thirty years it is close to a wash. On a house you are selling in five, it is not. Where metal genuinely wins in Central Texas is hail: asphalt that takes a serious hit is finished even if it does not leak for two more years, while metal dents.

When to do it, if you have the choice

Roof work in Austin swings with the weather. 2024 was the heaviest year on record; 2022 was the quietest. In a heavy year every crew in Travis County is booked, prices firm up, and the people with availability are frequently the ones who drove in from out of state after the storm. If your roof is not actively leaking, the year you choose is worth more money than the contractor you choose.

One caveat that applies to every figure here: a declared permit value is what the owner or contractor wrote on the application before the old roof came off, not what the final invoice said. It is a reliable guide to scale and an unreliable guide to the cent — and still far better evidence than a national average with the word “Austin” dropped into it.

The thing nobody tells you about Texas

There is no state roofing licence in Texas. No trade examination, no bonding requirement, no state registration specific to roofing. When a website says “licensed and insured”, the second word is doing all of the work.

So “licensed” is not a filter you can use here. Three things are: a current certificate of insurance with dates you can read, the date the business actually started trading (a public state filing, exact to the day), and a written scope that names materials, squares, what happens to the decking, the flashing, the permit and the warranty split. A quote that is one line and one number is not a quote.

And one to walk away from: a contractor offering to “waive your deductible” or fold it into the price is describing insurance fraud, and in Texas the homeowner is a party to it.
