Skylight Leak Repair in Austin, TX

72 Austin permits mention a skylight. A skylight is a deliberate hole in a roof, and every deliberate hole in a roof is a leak waiting for its flashing to fail — which is why they have a reputation they only half deserve.

Everything below comes out of the City of Austin’s own building permit file and the Texas business register. Both are public records, and neither is what the advertising is based on.

It is usually not the glass

When a skylight leaks, the fault is almost always the flashing kit around it or the seal between the frame and the curb — not the glazing. That matters because the two problems have very different prices: reflashing is a morning’s work, and replacing the unit is not.

A contractor who quotes a replacement without having examined the flashing is guessing, and guessing expensively.

The leak that is not a leak

Condensation. A skylight is a cold surface in a warm, humid room, and in an Austin winter — heating on, bathroom or kitchen below — moisture condenses on the inside of the glass and runs down the frame. It looks exactly like a leak and it appears in cold weather rather than in rain.

The test is simple: if the water appears when it is cold and dry, and not when it is raining, you have a ventilation problem rather than a roof problem. Fixing the extractor fan will do more than fixing the roof.

Age is the honest guide

Skylight units have a service life like anything else — roughly twenty years for the seals on older glazed units, longer on modern ones. If yours is original to a house built in the 1990s and it is leaking, reflashing may buy you time but replacement is where it is heading.

The moment to do it, if it is going to happen, is when the roof is being replaced. The scaffolding is up, the surrounding shingles are off, and the flashing has to be redone anyway. Doing it separately costs substantially more for the same result.

If you are adding one

In Austin, think about heat before you think about light. A skylight on a south or west slope adds a meaningful solar load to a room that is already fighting a Texas summer. North-facing gives even light without the gain, and a tubular skylight gives a surprising amount of light for a much smaller hole in the roof.

Skylights permits, year by year

The busiest year was 2014, with 21. Peaks in a single category are worth reading: a spike in replacement work follows hail, while a spike in repair work usually follows a run of dry, hot summers that finish off roofs already near the end.

Where skylights gets done

These five ZIP codes account for the largest share. That is partly housing density and partly the age of the stock — and where one category clusters, the contractors nearby have usually tuned themselves to it.

What this costs in Austin

Austin’s permit file holds 600 residential jobs that are roof work and nothing else — not remodels that happened to touch the roof — each with a declared value. That is the only honest basis for a price on this page. Here is how they fall:

  • under $10,000 — 256 permits (43%)
  • $10,000–$20,000 — 116 permits (19%)
  • $20,000–$30,000 — 102 permits (17%)
  • $30,000–$50,000 — 49 permits (8%)
  • over $50,000 — 77 permits (13%)

Six in ten come in under $20,000. The average across all 600 is $27,916, higher than the middle of the range because the big jobs pull it up — which is exactly why a single average is a bad way to budget.

A declared value is what somebody wrote on the application before the old roof came off. It tells you the league a job is in; it does not tell you what the final invoice said. It is still better evidence than a national average with the word “Austin” dropped into it.

Before you call anybody

Texas issues no state roofing licence — no trade exam, no state registration specific to roofing. So “licensed and insured” is doing all of its work in the second word. Ask for a current certificate of insurance with dates you can read, ask how long the business has actually been trading, and get the scope in writing before anyone starts.

One practical tip for this job in particular: Before paying for anything, run a hose on the roof above the skylight for ten minutes with somebody watching inside. If nothing comes in, you are chasing condensation.
